A non-refundable deposit of £150 per week is required no later than 7 day after booking is made with the balance payable 8 weeks before arrival.

Full payment is required for bookings made within 8 weeks of arrival.


We appreciate that unforeseen circumstances and events beyond your control and ours may force you or us to cancel your plans.

In the event of a cancellation of a booking, we will endeavour to re-let the property and refund any monies paid excluding deposit payment. If the re-letting is done at a discount price this will be deducted from any monies refunded. If we are unsuccessful in re-letting, the guest will be required to pay the balance of the rental in full, or will not receive a refund if the booking has already been paid in full.

Foreign visitors will probably have travel insurance, domestic visitors are strongly recommended to take out a cancellation policy. 


Where there are ferry / plane disruptions due to bad weather or any other form of disruption we can not be held responsible for non-arrival and no refund will be given.


Arrival times are from 15.00 and departure times are by 10.00. Circumstances may allow these times to be amended by prior agreement.


The occupancy of the property should not extend beyond the number stated in the booking form. A maximum of 6 people only.


As well as cancellation and curtailment insurance, clients are recommended to take out hoilday insurance to cover loss or damage to personal effects. Vehicles, accessories and contents are left at their owners risk. The proprietor will not be responsible for any loss or damage, or any injury to persons not caused through the fault of the proprietor.
